Welcome to the Gregg’s Landing North Homeowners Association Web Site
Gregg’s Landing North Development is a community of upscale custom and semi-custom homes, town homes and condominiums located on 813 acres of the former Cuneo estate in Vernon Hills, Illinois. It has 18 single family home neighborhoods and 2 condominium and town home neighborhoods with the 240 acre, 18-hole White Deer Run Golf Club as its center piece. 1305 individual properties make up these neighborhoods with approximately 1265 residences in place. Initial home construction began around 1997 and only about 40 undeveloped lots remain in the Development.
Proximity to shopping and transportation, open space, small ponds, wetlands, well-maintained landscaping and coordinated neighborhood designs and excellent K through 8 and high schools are many of the benefits of living in Gregg’s Landing. In addition, we have numerous parks in our community including Hawthorn Melody Park, Lake Charles Park and the passive park adjacent to the 17th tee on the golf course. Century Park with its two large lakes is one of the largest parks in Vernon Hills and is adjacent to the south of our community.
Our single family home residents receive Gregg’s Landing Life magazine which is published monthly by N2 Publishing and is directed to activities of our residents. We are fortunate to have a community developed and maintained at standards which are deserving of its own magazine.
Gregg’s Landing North Homeowners Association has seven elected Board members who volunteer their time and have overall responsibility for running the Association. Regular Association Board meetings are open to the public and held every few months at the White Deer Run Golf Club clubhouse. A schedule of meeting is posted on this website. Association members are encouraged to attend these meetings.
Gregg’s Landing North Homeowners Association is responsible for the maintenance and improvement of the common areas located in the Development which are owned by the Association. One of the Association’s primary activities is maintaining the extensive flower bed, shrub and tree landscaping on all common areas along the parkways and roads that run through or border our community and on many of the common areas that border the Development. Common area cul-de-sacs owned by the Association are also part of this activity. (Common areas including cul-de-sacs in the Bayhill, Inverness, Oakmont and Shadow Creek neighborhoods are maintained by their respective homeowner associations.) The Association is also responsible for maintaining all Neighborhood entrance monuments and the main entrance monuments on Butterfield Road at Gregg’s Parkway and at Huntington Drive and the east entrance monument near Milwaukee Avenue on Gregg’s Parkway.
As part of maintaining Association common areas free of clutter, our Declarations prohibit any signs being placed on our common areas. Please do not place any ads or signs such as advertisements for services, home sales, garage sales, election posters or event signs on common property. These will be removed and disposed of without notice.
The Association also works with the Village on new construction approvals, many changes to existing homes and custom landscaping. Building standards on architectural designs, building materials used including siding and roofing materials, driveway material and restrictions on fences, swimming pools, storage sheds, dish antennas, and other items are all covered by Village ordinances and construction standards, which in many cases, are specific to properties in Gregg’s Landing North Homeowners Association.

Homeowners in all these neighborhoods are members of the Gregg’s Landing North Homeowners Association.
*Bayhill condominium and Shadow Creek condominium and town home neighborhoods and the Inverness and Oakmont single home neighborhoods each have additional and separate homeowner associations that serve these neighborhoods including responsibility for maintaining common areas within these neighborhoods.
To become familiar with the Associations activities, please login to the non-public side of the Association’s website which contains Board meeting minutes, financial reports, Association By-Laws and Declarations documents, maps of the Development and common areas and other useful information. Please register through our website so you have login privileges and able to access this information. Also, by registering we can send you occasional email message of importance to Association homeowners.
Day-to-day activities of the Association are managed by our property manager, ALMA Property Management Services, Inc.
Please remember that Bayhill, Inverness, Oakmont and Shadow Creek neighborhoods have their own homeowner associations and property managers that are responsible for maintaining the common areas within these neighborhoods. Our Association does not maintain those common areas, so any landscape or other issues relating to common areas within those neighborhoods should be directed to the the property manager for the particular neighborhood and not to ALMA. Since White Deer Run Golf Club is such an important part of our community, we encourage residents who enjoy golf to play the course with neighbors and friends. During the golf season, its restaurant is open for business and throughout the year, its banquet facilities are available for social and corporate event bookings. On most Fridays during the golf season, the restaurant is open for an all-you-can-eat fish fry. White Run Golf Club can be contacted at 847 680-6100.
