A Message From Build Something Special Ltd., a Group of Concerned Citizens in Gregg’s Landing North

The Gregg’s Landing North HOA Board is aware that many people are interested in following the progress of the lawsuit regarding stopping the construction of the Menard’s store on Milwaukee Avenue just north of Gregg’s Parkway.  The Board is posting this information on our website so Gregg’s Landing homeowners receive the latest available information on this project.  The HOA Board is neither in favor nor against the filing of this lawsuit and does not have any opinion as to its merits.  The opinions, information, and solicitations below are of Build Something Special, Ltd.  We do encourage homeowners to explore the Build Something Special website for additional information on the Menard’s project. 

Fellow concerned residents,
Exciting times are near!  Our initial day in court approaches.  In our last email, a few months ago, we explained that our complaint (lawsuit) had just been filed. The next steps were to await the responses of the defendants (motions to dismiss the case) and then prepare a response to their motions.  We have now filed our responses and soon will receive their final response.  You can review these documents on our website in the "Lawsuit and related motions" folder of the Resource Center.  The judge will review these motions and responses at our first court date in 2 weeks.  This will take place March 6th at 9:15am at the Lake County Courthouse room C301.  The judge will then decide whether we have legal standing (the right to sue) and whether, on the face of it, our case has merit. We feel very confident that we will survive this stage.  If we do make it through this point then there will be depositions and additional filings before the full case is heard.
If the case proceeds we will need to redouble our fundraising efforts to pay for the ongoing legal fees.  Our goal of preventing this monstrosity from being built is achievable and we must persevere.  Do not believe for a moment that it is a done deal.  We will let you know if and when our fight is over.
What do we need from each of you?  First, we would like to fill the courtroom space with aggrieved residents.  Please plan on attending March 6th at 9:15am room C301 of the Lake County Courthouse.

Welcome to the Gregg’s Landing North Homeowners Association Web Site

Gregg’s Landing North Development is a community of upscale custom and semi-custom homes, townhomes and condominiums located on 813 acres of the former Cuneo estate in Vernon Hills, Illinois. It has has 18 single family home neighborhoods and 2 condominium and townhome neighborhoods with the 240 acre, 18 hole White Deer Run Golf Club as its center piece. Over 1300 homes make up these neighborhoods. Initial home construction began around 1997 and only about 60 undeveloped lots remain in the Development.

Proximity to shopping and transportation, open space, small ponds, wetlands, well-maintained landscaping and coordinated neighborhood designs and excellent K through 8 and high schools are many of the benefits of living in Gregg’s Landing. In addition, we have numerous parks in our community including Hawthorn Melody Park, Lake Charles Park and the passive park adjacent to the 17th tee on the golf course. Century Park with its two large lakes is one of the largest parks in Vernon Hills and is adjacent to the south of our community.

Gregg’s Landing North Homeowners Association is responsible for the maintenance and improvement of the common areas located in the Development. One of the Association’s primary activities is maintaining the extensive flower bed, shrub and tree landscaping on all common areas along the parkways and roads that run through or border our community and on common areas that border the Development. Neighborhood and Development entrance monuments and common area cul-de-sacs are also part of this activity.

The Association also works with the Village on new construction approvals and many changes to homes that are covered by the Declarations document which covers all homes in our community. A copy of the Declarations document can be found in our website after you log in.

Homeowners in these neighborhoods are members of the Gregg’s Landing North Homeowners Association. Bayhill Condominiums and Shadow Creek Condominium and townhome neighborhoods and Inverness and Oakmont single home neighborhoods each have additional and separate owner associations that perform services unique to these neighborhoods.

Gregg’s Landing North Homeowners Association has seven elected Board members who volunteer their time and have overall responsibility for running the Association. Public Association meetings are held twice a year (generally in May and November) at the White Deer Run Golf Club clubhouse and Association members are encouraged to attend.

Day-to-day activities of the Association are managed by ALMA Property Management Services, Inc. which is the Association property manager.

Since White Deer Run Golf Club is such an important part of our community, we encourage residents who enjoy golf to play the course with neighbors and friends. During the season, its restaurant is open for business and throughout the year, its banquet facilities are available for social and corporate event bookings. On most Fridays during the golf season, the restaurant is open for an all-you-can-eat fish fry. Call ahead for availability.
